Investment Sales

Kinsey Capital represents buyers and sellers in the acquisition and sale of multifamily, office, development, conversion, retail and mixed-use commercial properties primarily in the New York City metropolitan region. Whether it be a core or value added strategy, what we create is a focused plan of action based on investment goals and financial review.

Mortgage Brokerage

Kinsey Capital will help secure conventional financing or private loans. We have well-established relationships with financial institutions and private lenders that enable us to assist clients with time-sensitive closings as well as complex transactions, including secondary financing.

Acquisition Analyses

Kinsey Capital assists investors by assessing the client’s investment goals and matching it with available properties. We provide financial analyses of eligible projects as well as other due diligence assistance and help in negotiating purchase agreements and securing financing.

  • James Kinsey, MRICS President


    Over the past decade, James Kinsey has developed a reputation in the real estate industry as a trusted advisor to buyers and sellers of investment properties in the New York City metropolitan region. His hands-on experience with all aspects of the industry – from property management and strategic marketing to identification of conventional and private financing – has made him a highly-valued resource to clients seeking a single point of contact for all of their commercial real estate needs.

    Raised in a real estate family, Jim began his career when he partnered with his late father in 2000 working in various capacities of finance and development in commercial real estate. He went on to form Kinsey Equities LLC, which manages properties he owns as well as properties owned by third parties, and Mason Real Estate LLC, a firm that handles residential sales and rental brokerage in New York City.

    In 2009, he became a founding partner of ERG Property Advisors, a full-service commercial brokerage company based in New York City. Under his leadership, ERG achieved a 450% growth in revenue in its third year of business.

    Having owned and operated successful brokerage and property management firms, and having developed brokerage teams, Jim understands the complex and fast-paced nature of the industry. He also knows that offering clients a vast breadth of expertise is not enough; what clients also need and value is a professional relationship built on integrity and trust.   • Brent Glodowski Senior Director


    Brent Glodowski brings a strong background in financial modeling and commercial real estate transaction analysis to his position at Kinsey Capital.

    Prior to joining Kinsey Capital, Brent was a Senior Real Estate Instructor with CoStar Group where he instructed Junior Analysts as to the effects of local and national economic variables and their impact on commercial real estate. Other responsibilities included preparation of sales comparable reports, sale and lease document review, and data oversight of CoStar’s largest revenue markets. Prior to his employment at CoStar, Brent was a Litigation Paralegal with Slevin & Hart, PC, a law firm specializing in employee benefits law.

    Brent earned a B.A. in Law and Society from American University’s School of Public Affairs in 2004 and a Masters of Real Estate Finance & Development from Georgetown University in 2012. He is a member of the Urban Land Institute. A native of Westport, Connecticut, Brent now lives in Manhattan.

  • Blair Fourney Associate Director

    Blair Fourney brings a strong background of financial planning and new business development to his position at Kinsey Capital. His professional focus will be fostering long-term client relationships and uncovering new business leads and opportunities.

    Prior to joining Kinsey Capital, he worked as a Sales Associate for Obsidian Financial Group. While there, he provided a full suite of financial planning products for numerous regional accounts. His responsibilities there included generating new leads with potential buyers, as well as assisting in the materialization of new accounts. During his time there, he cultivated strong client relationships and sales skills.

    Blair studied at the Zarb School of Business for finance and later earned his Bachelors of Science at Hofstra University in Physiology. He is a Long Island native but splits his time between the Island and Midtown Manhattan.  He is an avid golfer, dedicated weightlifter, and experienced snowboarder.

  • Toku Saito Associate Director

    Toku Saito’s experience in the building industry spans real estate asset management, construction, and architecture.  His diverse background enables him to understand the value of buildings from different perspectives and makes him a great resource to the Kinsey Capital team and his clients.

    Prior to joining Kinsey Capital, Toku served as Budget and Compliance Manager for Treeline Companies, a Long Island-based real estate owner and developer. In that role, he prepared and implemented budgets for the company’s portfolio assets as well as its construction projects, including capital improvement, tenant build-out, and land development projects. Before Treeline Companies, he was an estimator at Petracca & Sons, Inc. a general contractor in Queens.

    Toku earned his Bachelor of Arts in Architecture from the University of California at Berkeley and a Master of Science in Real Estate Development from Columbia University. Outside of work, he enjoys spending time with family, following his favorite sport teams, and experimenting with recipes from a variety of ethnic traditions.

  • Justin Femiano Associate Director

    Justin pic resized for the site

    Justin Femiano joined Kinsey Capital in 2016 to bring his background in financial services and public relations together with his enthusiasm for commercial real estate and his passion for providing exceptional service to clients.

    Previously Justin worked as an administrator for New York Financial Partners, Inc. and as an assistant trader for Keystone Hedge Fund. In these positions he prepared analyses of SEC filings and economic data and communicated with clients about investment trends and opportunities. Justin also worked for the Medicare Help Center in Huntington, New York, where he assisted the CEO in public relations activities, upgraded the Lead Manager System, and helped the internal sales team to generate qualified leads.

    Justin studied Business Administration at Farmingdale State College, SUNY. He also studied at Suffolk Community College and Kean University. He is a volunteer for the Northport Youth PAL Football Program and the Northport Youth Lacrosse Program.

  • Patrick Welch Associate Director


    Patrick Welch, who joined Kinsey Capital in 2016, brings over 15 years of financial analysis experience across multiple industries to his position as an Associate Director. He works closely with clients to find optimal solutions for their unique commercial real estate needs.

    Prior to joining Kinsey Capital, Patrick was a Sales and Leasing Associate with CPEX Real Estate, where he assisted clients with acquisitions and leasing of space in Brooklyn. Prior to that, he was the consulting Finance Director for CP Property Group in Miami, Florida, where he advised on strategic business planning and conducted project investment analysis, among other responsibilities. Earlier in his career, Patrick was a research analyst for Wall Street Strategies in New York City, where he developed sophisticated financial modeling and performed fundamental research on large-cap stocks for the auto industry. He was also previously an analyst in Florida for Portfolio Decision Makers of Naples and LIH Global Investments.

    Patrick earned a B.S. in Finance from the Lutgert College of Business at Florida Gulf Coast University. He is licensed to sell real estate in Florida and New York State.
